Florida is hard on outdoor wood. UV bleaches it gray, afternoon storms swell it, and mildew settles into the grain. Stain is what keeps the water out, and once the wood is sealed it stops cupping, splintering and rotting from the top down.
A deck that has silvered over has a thin layer of sun-damaged fiber sitting on top of perfectly good timber. We wash and brighten that layer off instead of sanding the whole deck to death, so the stain soaks into fresh wood and actually holds.
Pressure-treated fence boards come from the yard still wet. Seal them too early and that moisture is trapped underneath, so the finish peels within the year. We check the wood is dry enough first, then seal it — which is why a fence we finish still looks new several summers later.
